As Property Investors ourselves, we understand that often it's not just business but it's personal as well and as such, we take care of your property like it were our own.
More often than not, the first step is finding a quality Tenant. This is a task we undertake with extreme care as we want to ensure the Landlord/Letting Agent Relationship is built on a solid foundation. We believe there is no better solid foundation than a Tenant who is well matched to the property!
As part of the service, we undertake all the tasks associated with initially renting out a property for a fixed cost.
These include, but are not limited to:
Marketing and Advertising: The main part of our role here is to present the property in the best possible light and put the advert in front of as many prospective Tenants as possible! We have developed a phenomenal relationship with property portal giants Zoopla in order to maximise the potential Tenant pool. We also effectively promote properties via our social media channels and through local advertising. We feel that using these methods, we often have a waiting list with potential tenants - most of which have already complete the application process, reducing void periods and maximizing rental income.
Tenant Referencing and Quality Assurance: When setting up the Business our Owner William Dodd identified this as the key component in the whole onboarding process. He feels that 'if you get gather the right information at referencing, then there are not many problems during or after the tenancy you cannot solve' we pride ourselves on conducting thorough tenant referencing, including credit checks, employment verification, and previous landlord reference checks. This helps ensure that we provide you a shortlist of high-quality tenants to pick from and these tenants are likely to pay rent in full, on time and also take care of the property. It also minimizes the risk of problematic tenants and reduces the likelihood of costly evictions and property damages. In addition to this, our application process is even more unique - any potential Tenants applying for a property with us do not get offered a viewing until their application has been completed in full. We believe this cuts down the number of 'tyre kicking' applications and we only show potential Tenants who are serious in taking forward their application.
Once we have found you a quality Tenant, we begin to undertake the day-to-day management allowing you to relax knowing your investment is in safe hands!

Legal Compliance: Keeping up with the ever-changing laws and regulations in the property rental industry can be daunting. As a Fully Managed Client, we take care of all compliance requirements. We'll keep you abreast of any changes in the safety regulations, or provide you information on any freshly passed housing laws. This will allow you to have a conversation with us about any concerns you may have. By entrusting us with this, it helps you as a landlord avoid legal pitfalls and ensures that your property continues to comply with all relevant laws, reducing the risk of legal disputes and penalties.
Rent Collection: Collecting rent can be time-consuming and uncomfortable for landlords. As a Fully Managed Client, rent collection is handled by us and with the utmost care. Following on from our quality selection, we look to maintain this good relationship with the Tenant, we engage regularly and this helps us ensure timely rent payments and reduce the risk of late or missed payments. We want the Tenants to feel they can pick up the phone to us - even when times are challenging!
Routine Maintenance and Upgrades: We have a network of reliable contractors who regularly handle maintenance promptly and cost-effectively. This coupled with our regular property inspections, we can identify and address issues before they become major problems, ensuring that the property remains well-maintained and your investment remains attractive to tenants. Throughout life, things do need upgrading or replacing and properties are no different. Through our network, we have built up solid relationships with contractors and suppliers, so if that fridge freezer has seen better days, we can plan to replace it in advance with something of your choosing. By planning in advance we avoid waiting until we have to replace something as it's highly likely that we're stuck with an option that is not first or, second choice - but likely sixth or seventh!
Financial Management: As a Fully Managed Client we include detailed financial reporting, which include statements and year-end tax summaries, providing landlords with a clear and transparent overview of their property's financial performance. This simplifies accounting and tax filing, making it easier for landlords to manage their finances and maximize their return on investment.
